Attached garage removal: resolve the junction with the house
An attached garage is not simply a detached garage beside a wall. Before removal is priced, establish what connects it to the house and what the house must become afterward. The project may expose an internal doorway, roof junction or wall that needs a new exterior finish. Those decisions belong in the design before the garage comes down.
Compare attached and detached assumptions
For a detached structure, removal can often be described around the whole building. For an attached garage, the designer must define the retained-house boundary and identify shared structural or service relationships. Supply photographs of the connection inside and outside, plus available drawings. Do not classify a wall as independent from a narrow visible gap.
Decide the house’s new outside face
Ask the builder who closes the former doorway, deals with the roof junction and completes the weather enclosure. Include temporary protection and the inspection point before it is covered. A demolition completion date alone does not tell you when the retained house will be enclosed.
Separate slab and grade decisions
Mark whether the garage slab is retained, removed or reviewed for a replacement use. The designer should address any change beside the retained foundation and entrances. Bring that plan to the garage-removal assessment so the quote distinguishes building removal from concrete work and subsequent construction.
Prepare this decision for the assessment
Bring these details to the site discussion so the removal scope reflects the parts of your property that are changing.
- Retained-house boundary from designer
- Weather enclosure and doorway closure
- Separate slab and grading instruction
