Garage Demolition in Oakville
Garage demolition removes a detached garage, shed, barn or other outbuilding, often including its slab and footings. It is for homeowners and builders clearing space for a new garage, coach house, pool or backyard in Oakville and across Halton Region. The yard around it is protected as the structure comes down.
How we do it
The photos on this page show two kinds of outbuilding. One is a detached garage beside a residential fence, brought down by excavator with the debris kept on the owner's side of the line. Another is a detached garage on a freshly graded lot. The others follow a metal-clad barn from the first bite of the excavator to the siding stacked in piles beside the machine.
Under the Ontario Building Code, demolishing a building larger than 10 square metres needs a demolition permit, and most detached garages are over that size. Small garden sheds may not need one. If the garage has power, the electrical supply has to be disconnected first.
Many Oakville garages sit close to property lines, fences and mature trees. Oakville's Private Tree Protection By-law requires a permit to remove or injure a tree of 15 centimetres in diameter or more at breast height, and tree protection often affects how a machine can reach the garage. Where access is tight, part of the work is done by hand.
Older garages can contain asbestos in roofing, siding or cement board, which the designated substance survey identifies. Metal siding and roofing are separated for recycling, and wood and shingles go for disposal.
Garages are often the first thing to go on a rebuild lot, ahead of the house, or they come down on their own to make room for a new coach house, a larger backyard or a pool. In either case, we look at what the space will be used for next before deciding how much of the base to remove.
Once the structure is down, we remove the slab and footings if you need them gone, backfill the area and leave the ground ready for whatever comes next.

Questions we hear
- Do I need a permit to remove a detached garage in Oakville?
- Usually yes. The Ontario Building Code requires a demolition permit for buildings over 10 square metres, which covers most detached garages. Very small sheds may be exempt.
- Can you remove the garage slab too?
- Yes. The slab and footings can be broken out and hauled away, and the area backfilled for grass, a patio or a new foundation.
- What about the trees next to my garage?
- Trees of 15 centimetres or more in diameter at breast height are protected by Oakville's Private Tree Protection By-law. We plan machine access around them, and removing one needs a town permit.
- Do I need to empty the garage first?
- It helps, but it is not required. We can remove the contents as part of the job through our junk and debris removal service.
