House and builder decisions
One property, several structures: label the demolition scope
An address alone is not enough to identify what comes down on a property with a house, garage, shed and later additions. Label each structure before requesting an estimate. This is particularly useful when the main house is being rebuilt but an outbuilding remains for storage or a later project.
Use a simple structure key
On the site plan, label each structure A, B or C and use the same labels in photographs and the written scope. For each one, state remove, retain or decision pending. Add the base and connected services as separate items. A photograph caption such as rear building is less dependable when several people are issuing instructions.
Match records to the correct structure
Give the builder the labels so permit documents, material assessments and service confirmations can be matched to the same building. Do not assume a record for the house covers every later outbuilding. Ask the issuing professional or authority to resolve any ambiguous coverage before work is arranged.
Keep the retained building usable by agreement
If a garage stays for storage, mark its access and protection requirements on the same plan. Decide whether it needs power or is to be disconnected, with the relevant trade confirming the arrangement. Bolan can assess the labelled removal scope while the owner and builder retain control of any undecided structures.
Prepare this decision for the assessment
Bring these details to the site discussion so the removal scope reflects the parts of your property that are changing.
- Structure labels shared by every drawing
- Records matched to each building
- Retained-building access and services
