Estate and Pre-Demolition House Cleanouts in Oakville
An estate cleanout empties a house of everything that has built up over the years, often when a family is preparing to sell or when the house is about to be torn down. It covers every room, the basement, the garage and the yard.

How the job runs
Walkthrough
We tour the house with you and mark what stays, what goes to family and what is being removed.
Set-asides
Keepsakes and papers are moved to one room or labelled so the crew leaves them alone.
Sorting
Usable items are separated for donation, metals and electronics for recycling, and the rest for disposal.
Loading
Rooms are cleared one at a time, with floors and doorways protected if the house is being sold.
Hazardous items grouped
Paint, propane, chemicals and similar products are left together for the family to deal with.
Final sweep
The house is swept and walked with you again before we finish.
Before we start
Our crew does not take paint, propane, pesticides or other chemicals; those belong at Halton Region's household hazardous waste depot.
If the cleanout leads to a teardown or renovation, the owner needs the designated substances survey required by OHSA section 30 before that demolition is arranged. Emptying rooms does not disturb building materials, but any asbestos or other listed substance found for the later work is removed by a qualified abatement contractor under O. Reg. 278/05, not by us.

Questions we hear
- How do you make sure family items are not thrown away?
- We walk through before the first load and agree on a system, usually a single room or clearly marked items that the crew does not touch. When we find papers, photographs, jewellery or anything that looks personal in a drawer or box, we set it aside for the family to review rather than making that call ourselves.
- Do you donate usable furniture and household goods?
- Yes, where the items are in usable condition. We sort furniture, kitchenware, clothing and similar goods for donation, and send metal, electronics and appliances to recycling. What cannot be reused or recycled goes to licensed disposal. If the family has a preferred place for donations, we can take items there.
- Can the cleanout and the teardown be booked together?
- They often are. Clearing the house first and then taking it down with the same crew avoids a gap between contractors and keeps one contact on the job. The cleanout can start while the demolition permit and utility disconnections are being arranged, so the house is empty when the teardown date arrives.
- Does someone from the family need to be there?
- Someone should be at the first walkthrough, and ideally at the end. In between, many families prefer not to watch the house being emptied, which is understandable. We keep the executor or family contact updated by phone and call right away if anything unexpected turns up in a closet, attic or crawl space.
