Shared building interiors
Include the staff washroom deliberately in an office refurbishment
A wider office refit does not automatically require the staff washroom to be gutted. It may need selected finishes renewed, a deeper interior strip-out or a changed layout. Make that choice explicit so the washroom package fits the new workplace rather than following the demolition depth of the surrounding offices.
Bolan provides commercial strip-outs. For a workplace washroom, the assessment identifies the fixtures and building layers being removed, what stays and the condition required by the refurbishment trades.
Compare the washroom with the wider office plan
Start with the intended workplace and the washroom design. If the existing arrangement remains useful, a finish-led refurbishment may leave more of the room in place. Replacing attached fittings can introduce different wall and floor interfaces. A redesigned room can extend the scope into partitions and adjoining space.
| Refurbishment choice | Removal to define |
|---|---|
| Retain the layout and renew surfaces | Named finishes and stopping layers around retained fittings |
| Replace fittings and deeper finish assemblies | Connected-item preparation, included backing and exposed condition |
| Change the room arrangement | Reviewed partitions, fixtures and adjoining-area boundaries |
The office and washroom packages can therefore have different depths even when they are delivered within one refurbishment programme.
Give the next trades the room they actually need
Ask the plumbing and finish contractors to identify the required starting condition. A wall finish may be removed while its backing stays, or the new system may require a separately agreed deeper removal. The decision should follow the actual assembly and design.
New plumbing, waterproofing, repair and installation are distinct refurbishment tasks. List those responsibilities so “washroom demolition” does not become an undefined promise to prepare every surface for every later trade.
The responsible parties also resolve affected services before the related removals. Shared connections or adjoining rooms may matter even when the washroom itself is small.
Coordinate access with the rest of the refit
Show the washroom work area and removal route on the wider office plan. If other rooms are retained, identify their relationship to that route and any shared services. Management and the project team determine the actual arrangement for building users.
The washroom’s removal endpoint and its return to use are different milestones. Rebuilding, new installations and the responsible parties’ checks remain part of the following work, even if the surrounding office strip-out is already complete.
Illustrative example: a selective office refit with deeper washroom work
This is an illustrative planning example, not a completed Bolan project.
A business retains several office rooms but replaces the staff washroom’s selected fittings and finish assemblies. The office removal list is limited to reception and a few partitions. The washroom has its own deeper removal boundary and receiving-trade requirements.
The GC coordinates the two packages and their access without describing the whole floor as one full gut. Bolan can assess the actual removals in each area against the current design.
Discuss the washroom within the office project
Request a Bolan assessment with the proposed workplace changes, washroom design and retained rooms. Identify the refurbishment contact, receiving trades and any unresolved removal-depth decisions.
