Removing a deck outside a patio door that will remain
When a deck disappears, the patio door may still open onto the work area. Before removal, decide how that doorway will be controlled and what replaces the deck at the house. A lower patio, replacement deck and unused doorway each create a different handoff to the builder.
Include the door in the removal plan
Photograph the deck-to-wall connection and door threshold from safe accessible positions. Ask the builder to define the temporary access arrangements and the future landing or closure. Do not treat the existing door as a usable entrance once its landing has been removed. Household access should be agreed before work begins.
Let the next contractor define the wall edge
The new builder should identify what must be exposed at the house and who repairs cladding, flashing and other affected finishes. Demolition should follow that boundary. The visible deck ledger is not enough information to decide which parts of the house assembly can be removed or reused.
Keep footings separate from the surface
A replacement plan may require different footing locations, while a patio plan may require the old footings removed. Identify them as a separate scope item rather than assuming the deck boards represent the whole job. Record any unknown footing positions for review after the structure is removed.
Prepare this decision for the assessment
Bring these details to the site discussion so the removal scope reflects the parts of your property that are changing.
- Door use during the gap
- House-wall repair responsibility
- Footings matched to replacement plan
