We meet you or your site super on the lot to look at access, tree hoarding, neighbouring houses and where the survey pins sit.
Scope and documents
You receive a written scope and our WSIB clearance, and insurance documents go to whoever on your team needs them.
Date set from your start
The teardown is booked backward from your excavation date once the permit and service disconnections are confirmed.
Teardown
The house comes down in a planned order, with metal, wood and clean concrete separated where the lot allows.
Foundation out
Basement walls, footings and slab are removed, and rough backfill goes in if the scope calls for it.
Clean handover
Pins are checked, the lot is left at the agreed grade and the road is swept before you take over.
Before we start
The demolition permit application should be under way with Town of Oakville Building Services; our Town requirements guide sets out what the Town asks for.
The owner carries a duty under OHSA section 30 to have a designated substances survey completed before the demolition is tendered, because older houses often contain asbestos and other listed materials. If the survey finds anything, a qualified abatement contractor removes it under O. Reg. 278/05 before our crew starts. Bolan does not perform abatement.

- What documents can you provide for a builder's file?
- We supply our WSIB clearance certificate at the start of the job and can reissue it if your file needs a current copy. Proof of insurance is sent on request to you, the owner or your lender. If your contract calls for other paperwork, raise it at the site walk and we will confirm what we can provide before the work is booked.
- Can you match our excavation date?
- That is the point of the service. Once the permit and utility clearances are in place, we plan the teardown and foundation removal so the lot is ready when your excavator arrives. If a permit or disconnection slips, we tell you as soon as we know and rebook against your revised start rather than leaving the lot half done.
- How do you protect the survey pins?
- Before machines move, we locate the pins your surveyor has set and flag them clearly for the operator. Work near the property lines is done with extra care, and we check each pin again before handover. If one is disturbed, we tell you straight away so your surveyor can reset it before layout begins.
- Is rough backfill included?
- Only where it is written into the scope. Some builders want the hole left open for their own excavator, while others want it filled and roughly levelled so the lot is safe and tidy while drawings are finalised. We confirm which approach suits your program at the site walk and record it in writing.
- Who should neighbours call during the job?
- Your project contact at Bolan takes those calls. Neighbours usually ask about timing, dust, trucks and their fences. We answer them directly so your team is not pulled away from other sites, and we pass on anything that could affect the build, such as a concern about a shared tree or a fence on the line.
