Commercial flooring removal for fit-out contractors

When the walls and ceiling can stay, a new floor does not have to become a full strip-out. Bolan assesses commercial flooring removal across the GTA, with the covering, attached fittings and receiving surface agreed before the work is arranged.

This service supports flooring installers, renovation contractors and property owners replacing finishes in an existing commercial unit. It can be a floor-only package or part of a wider commercial strip-out.

Identify the layers the next floor needs removed

A request to “take up the old floor” should distinguish the visible covering from adhesive, underlay and any deeper assembly. Ask the incoming flooring contractor what it needs to inspect or receive. That gives the removal assessment a meaningful endpoint without assuming that every exposed surface is suitable for the new product.

List the known coverings by area, including carpet, vinyl or other finishes, and note places where a previous fit-out may have left another layer underneath. Unknown materials need appropriate assessment before disturbance. Appearance alone should not decide their composition or the removal depth.

Keep the retained fit-out visible in the plan

Flooring often continues under counters, built-in cabinets, partitions or equipment. Mark those items individually. A retained reception desk can divide the removal area even when the new flooring colour is the same throughout the unit.

Area conditionUseful decision for the site review
Empty roomDefine the finish layers and exposed surface required by the installer
Furniture or movable stock remainsArrange clearance and identify who moves and returns it
Fixed joinery staysAgree the removal boundary at its base and the treatment of hidden floor areas
A partition will leave laterCoordinate its removal so the flooring package does not stop at an obsolete wall line

The purpose is a consistent floor scope. It is not necessary to remove otherwise useful fit-out simply to make the drawing look continuous.

Separate covering removal from concrete work

Removing finishes does not automatically include slab breaking, levelling, polishing or installation of the next floor. Where the design calls for concrete removal, Bolan can assess that through its concrete-removal service as a distinct component.

The next installer should identify who deals with residual bonding material, repairs and preparation for the new finish. Resolve any difference between the demolition endpoint and the installer’s specification before either contractor assumes the other has included it.

Decide whether to release the floor in sections

Some projects make the whole tenancy available. Others retain rooms until contents have moved or another trade has finished. Describe those conditions during assessment rather than promising a fixed room-by-room sequence in advance.

For an illustrative office refit, the corridor and reception might be cleared first while built-in storage remains in the meeting rooms. A floor plan showing both conditions allows the contractor and installer to agree whether one visit or separate releases make sense. The example is a planning comparison, not a Bolan project record.

    Request the flooring package

Request a Bolan estimate with the address, floor areas, known coverings and retained fixtures. Have the flooring specification and proposed room-release plan available for the discussion. We can then assess the removal boundary, debris route and condition to be left for the next contractor.
