Retail strip-outs for store refits and landlord handback
A retail strip-out can prepare a shop for a new store layout or meet an agreed landlord handback scope. Bolan assesses the ordinary interior removals across Oakville and the GTA, including specified counters, attached displays, fitting-room partitions, ceilings and floor finishes. The frontage and useful building elements can be recorded as retained parts of the plan.
Discuss the removal portion through our commercial strip out service.
Distinguish the two buying situations
For an incoming store, compare the old fit-out with the new sales layout. A useful stockroom may stay even when the counter and fitting rooms move. Handback instead follows the accepted property instructions, which may retain some tenant improvements and require others to leave.
| Situation | Information that defines the removal |
|---|---|
| New operator keeps part of the fit-out | Current and proposed layouts, retained stockroom and selected fixture list |
| Full interior reset | Assembly-by-assembly removal limits and named landlord elements |
| Lease handback | Authorised receiving condition and responsibility for repairs |
Neither an empty shop nor the phrase white box establishes a universal finished condition. Resolve the actual components with the landlord and fit-out team.
Give stock and display systems their own destination
The retailer arranges merchandise, loose furniture and supplier-owned equipment. A temporary or demountable display system may return to its installer. Do not include it as demolition until ownership, recovery and the remaining building work are clear.
Fixed displays can meet walls, ceilings and connected lighting. Record the assessed removal boundary and arrange appropriate trade preparation. Supplier recovery does not automatically remove the backing, counter base or finish layers left in the premises.
Protect the distinction between interior and shopfront
Show retained glazing, frames, entrance doors and landlord signage on the plan. An interior partition may meet one of those elements without making it part of the strip-out. The designer and property team resolve any proposed changes to the envelope or entrance.
At floors and walls, identify what the next installer needs exposed. Surface repair and replacement fit-out are separate from the accepted demolition endpoint.
Request a shop-specific scope
Bring the unit address, layout, display destinations, landlord instructions and removal route to Bolan. Explain whether the project is a refit, a handback or a decision between the two. Shopping-centre access and work periods are property-specific; the assessment does not guarantee landlord acceptance or an opening date.
