Food-court tenant change: the demolition package
A food-court counter can look like a small self-contained restaurant while depending on systems and routes controlled by the shopping centre. Define the leased unit and the shared centre separately before requesting a strip-out. The demolition package should follow the incoming operator's layout and the landlord's authorised boundaries.
Discuss the removal portion through our commercial strip out service.
Mark the tenant boundary
Use the current unit plan to distinguish the service counter, kitchen and storage from public seating, shared corridors and centre-owned systems. A finish that appears continuous across the counter line may still cross the work boundary.
| Area | Ordinary removal question | Boundary to confirm |
|---|---|---|
| Front counter | Does attached joinery leave or remain for the next operator? | Shared mall finishes and neighbouring units |
| Back-of-house | Which assessed partitions and finishes change? | Equipment and specialist connections |
| Shared access | Which route is approved for the project? | Centre instructions and other building users |
Compare operator change with a full reset
If the incoming concept retains the counter and kitchen layout, the package may focus on selected finishes and obsolete attached fixtures. Equipment suitability and ownership still need confirmation.
A full reset identifies every agreed tenant component that leaves. It does not automatically extend to the public seating area, shared exhaust or landlord services. Record the physical endpoint instead of using an undefined instruction to return everything to shell.
Resolve kitchen systems with the appointed parties
The relevant specialists and landlord establish gas, grease, refrigeration, extraction and suppression responsibilities. Those services are not inferred from Bolan's commercial strip-out offer. Keep uncertain connections outside the released ordinary-removal scope until their status is resolved.
For an illustrative counter replacement, the operator may remove its appliances through a supplier while Bolan assesses the fixed counter and selected finishes. If a ceiling portion meets shared extraction, that interface returns to the responsible specialist rather than becoming part of a blanket ceiling removal.
Make the load-out and handover specific
Bring the mall's current contractor instructions, unit layout and equipment disposition to the site discussion. Loading access and work periods differ by property; no universal night-work arrangement is assumed.
Ask the receiving fit-out contractor what floor, wall and ceiling condition is needed. Assign repair and new installation separately. A Bolan enquiry should identify the unit, intended operator change, retained components and the landlord or GC coordinating the work.
