Restaurant strip-outs for renovation contractors
Bolan assesses the ordinary building-interior portion of restaurant strip-outs in Oakville and across the GTA. Fixed dining booths, counters, partitions, ceiling areas and specified finishes can form that package. Kitchen equipment and connected systems need their own responsible specialists and clearly defined interfaces.
Discuss the removal portion through our commercial strip out service.
Define the restaurant that will remain
Start with the intended next layout. Keeping the kitchen while changing the dining room is different from removing the previous fit-out throughout. An existing appliance is not approved for reuse simply because it fits the new plan.
| Proposed work | Ordinary demolition to discuss | Separate decision |
|---|---|---|
| Dining-room renewal | Fixed seating, selected finishes and assessed partitions | Retained kitchen boundary and affected connections |
| Counter and service-area change | Attached joinery and specified surrounding finishes | Equipment disposition and specialist preparation |
| Wider tenancy strip-out | Agreed room-by-room removal list | Landlord systems and the receiving fit-out condition |
Resolve kitchen connections before nearby removal
The restaurant owner, landlord and appropriate trades establish who handles gas, refrigeration, extraction, grease systems and suppression. Those specialist activities are not inferred from Bolan's commercial strip-out service.
An exhaust route may continue beyond the leased unit. Mark that boundary separately and refer it to the responsible building and system specialists. A counter or ceiling removal drawing should not become an instruction to disturb everything attached to it.
Specify the surfaces left for the new fit-out
Record the intended stopping layer in each area. Flooring under old booths may differ from flooring in the dining aisle. Wall coverings behind a removed counter can leave a repair or preparation task for the next contractor.
Where concrete cutting or removal is proposed, identify the exact element for separate assessment. The restaurant package does not automatically include slab alterations, new drainage or installation of the next kitchen.
Bring the layout and the unresolved choices
For a Bolan estimate, provide the property, current and intended layouts, retained equipment and the fit-out contact. Include the status of specialist preparation and any landlord-owned elements. If retention is undecided, describe the alternatives rather than labelling both approved removal.
The assessment establishes which ordinary removals can be agreed and how they meet the next trade's work. Food-premises approvals, commissioning and reopening remain with their responsible parties; no service-continuity or opening-date promise is made.
