Taking over a restaurant: decide what serves the new concept

An existing restaurant can contain a useful kitchen and an unsuitable dining room, or the reverse. Before asking for a complete strip-out, compare the new concept with the layout, equipment and finishes already in the unit. The right demolition package follows what the next business intends to keep.

Bolan’s commercial strip-out service covers the agreed removal of commercial interiors in Oakville and across the GTA. For a restaurant takeover, start with the kitchen, dining area and customer-service space as separate decisions.

Compare three ways to change the premises

Keep the kitchen and remake the dining room. The removal package may focus on seating platforms, counters, partitions, lighting-related ceiling areas and finishes. The retained kitchen boundary still needs review where connections or access run through the changed space.

Keep selected equipment and change the workflow. Equipment retention does not settle where it will go or what supports it. The kitchen designer and responsible specialists assess suitability, connections and any relocation. Building removals follow the resulting layout.

Reset the kitchen and dining areas. This creates a broader interior package, but it still needs a removal list and a defined endpoint. A request for an empty unit does not establish who removes supplier-owned equipment or who alters extraction, refrigeration, gas or suppression systems.

Compare these options before treating the previous operator’s equipment as either an asset or waste. Ownership and technical suitability are different questions, resolved by the parties responsible for each.

Follow the equipment into the building

A counter can conceal service connections. Flooring may continue beneath fixed equipment or stop against it. An old wall finish can leave a surface requiring further preparation. Identify which attached assemblies leave with the concept change and which remain for the next contractor.

The removal scope should describe the physical result: selected finishes removed around a retained kitchen, a cleared service-counter area, or the agreed rooms stripped for rebuilding. Floor repair, new finishes and installation of equipment belong in the wider fit-out programme unless expressly included in the accepted removal package.

Look beyond the unit where systems continue

Restaurant systems may extend outside the dining room and kitchen. Before including an exhaust-related removal, review the restaurant exhaust-route guide with the property team. The relevant specialists and building representatives establish the actual route and responsibility.

Keep the design, landlord instructions and specialist decisions together as the concept develops. Bolan assesses the demolition contribution; that assessment does not replace kitchen design, food-premises review or approval for the next operation.

Illustrative example: a dining-room reset around a retained kitchen

This is an illustrative planning example, not a completed Bolan project.

An incoming operator wants a different dining arrangement but proposes to retain the kitchen. The first removal list includes fixed booths, a serving counter, selected partitions and dining-area finishes. The kitchen designer confirms which existing equipment the new concept can use, while the responsible trades review connections affected at the dining-room boundary.

The final demolition package can then describe the actual retained kitchen and the surfaces being exposed for the new dining fit-out. It is more useful than scoping the entire premises as a full gut and deciding what to save afterwards.

    Discuss the proposed change

Request a Bolan assessment with the unit location, intended concept and current retention decisions. Identify equipment belonging to the landlord, supplier or another party, along with the proposed layout and responsible fit-out contact. Unresolved design choices can be listed as options for assessment.
