Oakville rental-housing screening before removal changes dwelling units

Before arranging an Oakville teardown or a change that removes dwelling units, establish whether rental-housing protection review applies to the property. It is a separate project question from the physical demolition scope. Give Planning the actual property facts rather than assuming that an apparently vacant or partly owner-occupied building is exempt.

Discuss the removal portion through our residential demolition service.

Check the Town's current screening route

Checked 11 October 2026: the Town's Rental Housing Protection By-law guidance identifies demolition or conversion of residential rental property with six or more dwelling units, at least one of them rental, as requiring a Section 99.1 permit. Ask Planning how the by-law's definitions, related applications and exceptions apply to the actual proposal.

The Town identifies a Rental Demolition and Conversion Declaration in development pre-consultation to determine whether the separate permit is required. Use the current Town forms and submission direction. A general guide cannot determine a property's status from its address or visible room count.

    Assemble facts for Planning

Prepare the existing dwelling arrangement, rental-unit information and proposed changes with the owner and appropriate advisers. Include related buildings or applications that Planning asks you to consider. Do not send tenancy records or personal tenant information through Bolan's estimate form.

    Keep the approvals separate

A Section 99.1 review is not the ordinary demolition or replacement-building permit. The project team must track the applicable permissions and their conditions together. Approval in one stream should not be described to the contractor as proof that every other requirement is complete.

For an illustrative builder enquiry, the owner may have a removal drawing while rental-housing screening remains unresolved. Bolan can discuss the proposed physical work, but the programme should identify that outstanding dependency instead of treating a preferred teardown date as confirmed.

Bring the decision status to the demolition assessment

Share the property, intended removal, current drawing revision and the owner's summary of applicable approval status. The designer and owner resolve any change to the proposal before it becomes a removal instruction. This page does not provide tenancy advice, eviction assistance, a permit determination or an approval guarantee.
