Office strip-outs for commercial fit-out contractors
Bolan assesses office strip-outs in Oakville and across the GTA, from selected meeting-room and reception changes to an agreed wider tenancy removal. The scope can include assessed partitions, doors, suspended ceilings, floor finishes and fixed joinery. Start with the office you intend to create and the rooms that still serve it.

Choose the office package
An incoming fit-out and a lease handback can require different endpoints. For a new workplace, show the current and proposed plans together. For handback, provide the authorised landlord requirements; interpreting a disputed lease remains with the parties and their advisers.
| Office objective | Removal boundary | Retained condition to identify |
|---|---|---|
| Renew reception | Counter, selected finishes and specified adjoining partitions | Entrance, circulation and useful meeting rooms |
| Reconfigure the suite | Named walls, doors, ceiling areas and attached cupboards | Staff facilities, structure and retained infrastructure |
| Return the tenancy | Agreed tenant fit-out listed by assembly | Landlord-owned elements and the required receiving condition |
Separate furniture, IT and building systems
Desks and business equipment need a move-out plan. Demountable partition systems may have a specialist relocation route before ordinary demolition is considered. Identify those decisions before the office is treated as one clearance area.
Server rooms and shared services require the responsible technical teams to define what stays and what can be disturbed. Bolan's assessment does not promise uninterrupted IT service or replace electrical, mechanical or fire-system design. A retained room can have connections outside its walls.
Set the floor and ceiling endpoints
A removed partition may expose unfinished flooring and leave a gap at the ceiling. Ask the fit-out contractor who handles those edges and whether a finish-only removal is enough. Slab breaking, new partitions and installation of replacement finishes are distinct work packages.
Unknown layers and affected building services need appropriate assessment before removal. Describe the intended result rather than prescribing a method from a photograph.
Prepare the office for an assessment
Provide the address, current drawings, retained-room list and the building's contractor-access instructions. Include loading routes and any spaces not yet available. Bolan can assess the ordinary demolition contribution and the material route against those conditions.
A useful enquiry names the first area, the receiving contractor and unresolved design alternatives. Working hours, accepted scope and programme follow the property review; no standard weekend arrangement or duration is assumed.
